Frisco Station’s first medical office building is taking shape, marking an important step in the development of its dedicated Health and Wellness District. Developed by Dallas-based Cambridge Holdings Incorporated, the three-story, 85,800-square-foot building is designed to support a range of healthcare specialties in a modern, purpose-built setting.
Orthopedic Institute of North Texas and Lam Vascular & Associates will serve as anchor tenants, along with a 13,200-rentable-square-foot multispecialty ambulatory surgery center, imaging, and physical therapy. Additional tenants include physicians specializing in OB-GYN and orthopedic spine treatment.
“Cambridge brings a forward-thinking approach to health and wellness-related development that will help realize our vision for the medical experience inside the Frisco Station Health and Wellness District,” said Trey Sibley, general manager of The Rudman Partnership and partner of Frisco Station.
Located at the southwest corner of Warren Parkway and Wellness Way, the building will launch a Health and Wellness District planned to encompass 35 acres at full buildout. The district will add healthcare services to Frisco Station’s growing mix of offices, residences, and hotels, while seamlessly connecting to the park and trail system.
The building is expected to open by the end of 2026, bringing Frisco Station another step closer to its vision of a smart, creative and healthy mixed-use community.
