FRISCO STATION TAPS THIRTY-FOUR COMMERCIAL AS OFFICE LEASING AGENT AS CLASS A AVAILABILITY TIGHTENS ACROSS FRISCO
Frisco Station Positions for Next Wave of Corporate Office Expansion with Towers District Master Plan Updates
FRISCO, Texas (June 17, 2026) – As demand for Class A office space continues to outpace supply in Frisco, the Frisco Station Partnership has named Thirty-Four Commercial, a premier Dallas-based commercial real estate firm specializing in Class A office and industrial leasing, brokerage and property management, as the new office leasing agent for Frisco Station.
Frisco Station is a 242-acre mixed-use development in Frisco’s North Platinum Corridor developed by the Frisco Station Partnership, composed of The Rudman Partnership, Hillwood and VanTrust Real Estate.
According to the Frisco Chamber of Commerce, Frisco office demand currently exceeds 3 million square feet with only 35,000 square feet available.
The announcement comes as Frisco Station prepares for its next phase of office development following recent updates to The Towers District master plan, which now includes up to 3 million square feet of Class AA office space, along with a hotel and dining and entertainment options designed to meet growing tenant and corporate needs.
Situated at the northwest quadrant of the Dallas North Tollway, between Warren Parkway and John Hickman Parkway, the Towers District is also within easy walking distance of The Star, the Dallas Cowboys’ world headquarters.
In addition to the Towers District, Thirty-Four Commercial will also oversee leasing for Frisco Station’s The Offices Three, a six-story Class AA office building offering 228,000 square feet of space that includes 80,000 square feet of contiguous space and a selection of move-in-ready spec suites. Recent leasing activity at The Offices Three includes nearly 50,000 square feet for tenants including Ash Grove, Parkhill and Raymond James.
“Thirty-Four Commercial offers the expertise and market credibility that Frisco Station and The Towers District need at this pivotal moment,” said Bill Baumgardner, executive vice president and leader of VanTrust’s Texas office. “Their hands-on approach, strong tenant relationships and deep understanding of what today’s companies want in their workplace environment make them an ideal partner. With demand for Class A office space continuing to outpace supply across the market, they are uniquely positioned to help Frisco Station capitalize on one of the region’s most significant office opportunities.”
Frisco Station offers convenient access to the Dallas North Tollway and State Highway 121/Sam Rayburn Tollway and sits adjacent to The Star and the region’s expanding Collin County workforce.
The development already features four residential communities and three hotels, Canopy by Hilton Dallas Frisco Station, AC Hotel Dallas Frisco and Residence Inn Dallas Frisco, making it easy for visitors and corporate teams to stay on-site. Cambridge Holdings also recently broke ground on Frisco Station’s first medical office building, launching the development’s Health and Wellness District. A 30-acre park and trail system connects Frisco Station to Frisco’s regional hiking and biking network.
